Information on House Extensions

The following extensions or building work to your house are exempt from Building Regulations.

A conservatory, porch, covered yard or way. (Note: Any glazing in a conservatory or porch must satisfy the requirements of Approved Document, Part N:Schedule 1.

or

A car port open at least two sides.

However the area of the extension must not exceed 30m2 and Planning permission may be required.

  • In the case of a porch a second door must remain between it and the main property.
  • In the case of a conservatory a door/French window must remain between the structure and the main building.
  • A conservatory's roof must be at least 75% (and its walls 50%) glazed or translucent.
  • A conservatory should not contain either heating or kitchen appliances (cookers, washing machines etc).
  • A conservatory may affect the means of escape in the case of fire if opening windows at first level are required for escape purposes. Please consult a professional advisor if you have any doubts.
